Planned System Maintenance - Limited Service

Sunderland City Council will be carrying out planned system maintenance from 12 noon on Friday 5th June until 7am on Tuesday 9th June. During this period, we will only be able to respond to urgent enquiries. If your enquiry is not urgent, please contact us before or after these times when full services will be available. The Renters' Rights Act Information Sheet 2026

The Government has now issued an official information sheet that must be provided to tenants by private landlords and letting agents in England. The purpose of this information sheet is to help landlords and agents understand what they are required to do under the Renters' Rights Act and to ensure tenants are fully informed of their rights.

When the information sheet must be provided

The information sheet must be given to tenants where:

•             The tenancy is an assured or assured shorthold tenancy

•             The tenancy was created before 1 May 2026

•             There is a wholly or partly written record of the tenancy terms, including a written tenancy agreement

How the information sheet must be provided

The information sheet must be provided to the tenant in one of the following ways only:

•             A printed hard copy, posted to the tenant or given to them by hand, or

•             The PDF document sent directly to the tenant as an attachment, for example by email or text message

 Please note:

You must not send the tenant a link to the document by email or text message. Providing a link will not be valid and will not meet the legal requirement.

Deadline and penalties:

•             The information sheet must be provided by 31 May 2026

•             Failure to comply with this requirement may result in a financial penalty of up to £7,000

What you should do now

We strongly recommend that landlords and letting agents:

•             Familiarise themselves with the contents of the official information sheet

•             Review current tenancy records to identify affected tenancies

•             Ensure systems and procedures are in place to provide the information sheet correctly and within the required timescale
